Edelweiss Holiday Homes

1. Identification and purpose

These General Terms and Conditions govern the booking of tourist accommodation through the website of Edelweiss Holiday Homes (hereinafter “the Company”), acting as intermediary and authorised agent of the property owners.

The Company is not a party to the accommodation contract but acts on behalf of and in the name of the property owner under an agency agreement.

2. Nature of the contract

By making a booking through the website, the guest enters into a short-term accommodation contract directly with the property owner.

The Company acts as intermediary in:

  • booking management
  • payment processing
  • guest support
  • stay coordination

3. Acceptance of terms

By completing a booking, the guest confirms that they have read, understood and accepted these Terms and Conditions as well as the specific property rules.

4. BOOKING AND CONFIRMATION

After booking confirmation, a deposit must be paid within the timeframe stated in the confirmation.

A booking is only considered confirmed once:

  • the required payment has been received, and
  • the guest has accepted these Terms

Failure to pay may result in automatic cancellation.

5. PAYMENTS AND TRAVEL INFORMATION

Once full payment is received, the guest will receive arrival information including:

  • property address
  • check-in instructions
  • key collection details

6. CHECK-IN / CHECK-OUT

Unless otherwise specified:

  • Check-in: 16:00 – 20:00
  • 20:00 – 22:00 (€30 extra)
  • after 22:00 (€50 extra)
  • Check-out: until 10:00

Late arrivals may be subject to availability and additional charges.

7. IDENTIFICATION REQUIREMENT

All guests must provide valid identification as required by law.

Failure to do so may prevent key handover.

8. SECURITY DEPOSIT

Where applicable, a security deposit may be required via:

  • credit card
  • cash or bank transfer
  • digital platforms

Refunds are processed after departure and property inspection within up to 7 days.

9. DAMAGES

The guest is responsible for any damages caused during the stay.

Costs exceeding the deposit may be charged if necessary.

10. COMPLAINTS

Any issues must be reported within 48 hours of arrival.

Later complaints must be submitted within 14 days after departure.

11. PETS

Pets are only allowed where explicitly stated.

  • must be declared at booking
  • extra charges may apply
  • no access to pools
  • owner is fully responsible for damages

12. MAXIMUM OCCUPANCY

The maximum occupancy must not be exceeded.

Violations may result in additional charges or immediate termination.

13. SERVICES AND UTILITIES

Interruptions of utilities (water, electricity, internet) beyond our control do not entitle guests to compensation.

14. SURROUNDINGS

External disturbances such as construction work do not constitute grounds for compensation.

15. CANCELLATION POLICY

Cancellation terms stated at booking apply.

Standard policy:

  • 100% refund up to 30 days before arrival
  • 50% refund up to 15 days before arrival
  • no refund thereafter

Travel insurance is recommended.

16. LONG STAYS

Additional utility charges may apply for long stays.

17. GUEST OBLIGATIONS

Guests agree to:

  • use the property responsibly
  • respect neighbours
  • avoid excessive noise
  • comply with local regulations
  • allow maintenance access when needed

18. CHECK-OUT CONDITIONS

The property must be left in reasonable condition:

  • rubbish removed
  • basic cleanliness maintained
  • furniture in place

Extra cleaning may be charged if necessary.

19. FORCE MAJEURE

Neither party shall be liable for failure due to force majeure events.

20. APPLICABLE LAW

Spanish law applies.
